The exposure

Tsawwassen is a peninsula with the Strait of Georgia on one side and Boundary Bay on the other, rising to roughly 70 metres at the Point Roberts border. The ferry causeway runs three kilometres straight out across Roberts Bank. There is nothing standing between these roofs and open water in either direction.
Most of Metro Vancouver's roofing conversation is about water: rainfall totals, valleys, moss, ventilation. Tsawwassen genuinely is drier than the rest of the region, sitting in the lee of Vancouver Island and the Olympic Peninsula. No station on the point publishes normals; the nearest one that does, Vancouver International Airport, records 1,189 mm of precipitation a year in Environment and Climate Change Canada's 1981–2010 climate normals — the lowest figure anywhere on our coverage map. Which means the usual conversation matters less here, and a different one matters more.
Wind does not lift the middle of a roof. It lifts the edges, and it finds them in a specific order:
- Ridge and hip caps. Highest pressure, most ultraviolet, and the first thing to go on almost every exposed roof we look at here. A roof on English Bluff will often be sound across the slopes and finished along the ridge.
- Rake edges and the starter course. Where a gust gets under the first row and peels upward from there. This is a detail, not a product: correct edge metal and a properly fastened starter course are what stop it.
- Wall and chimney flashings facing the water. Driven rain behaves differently from falling rain. It goes sideways, and it finds any flashing that was surface-sealed instead of let in properly.
- Creased shingles. A crease breaks the mat while the shingle is still lying flat, so the damage does not show from the street and the course leaks in the next storm rather than this one.
The practical consequence is that a Tsawwassen roof is worth looking at after any sustained blow, not just after a visible failure. Tsawwassen was farmland and summer cottages until the Massey Tunnel opened in 1959 and turned it into a commuter suburb. That stock is now old enough that most of it is on its second roof and some of it on its third. The most common tear-off surprise here is a hidden second layer under the current one, which is why more than one existing layer is priced at the inspection rather than assumed.

Tsawwassen is part of the City of Delta, which lists roofing repair or replacement among the work that does not require a building permit on its building and renovating page, while noting the work must still comply with the building code.
Structure is the exception: altering roof framing, changing the roof line, adding a dormer or building an addition is permit work. Where a permit is required for your job, it is inside the quoted price rather than added afterwards.

How long does a roof replacement take in Tsawwassen?
