Here is what we measured.
Check the marker is on your house. The numbers come from a 3D model of the roof, not a guess from the footprint.

That is a large roof for a house. If the marker landed on a neighbouring building, a strata block or a shop, the numbers will be off.
That is a small roof. If this is a townhome or a section of a larger building, the range will still be for this section only.
Two quick questions about the roof.
We could not measure this roof from imagery, so we will size it from what you tell us. The inspection settles the exact figure either way.
Think of the main floor, wall to wall, not the total living area of the house. A typical Vancouver-special footprint is around 1,500 to 2,000 square feet.
That address looks outside the area we cover.

What is on the roof now?
This decides the tear-off and which systems make sense. Guess if you are not sure; the inspection confirms it.
Older homes sometimes have a second layer of shingles under the top one. Removing it takes more time and disposal. If you do not know, leave it and we will check on site.
Access and safety set-up on a taller house is priced at the inspection, so it helps to know.

Rotten decking is the one thing no measurement can see. It is priced at a fixed $95 per sheet of plywood before work starts, and charged only if we find it when the old roof comes off.

This is a preliminary estimate for information only, based on what you have told us and on satellite measurement where available. It is not a quote, a contract or a final price. The price becomes fixed after a free inspection, and it can change if the inspection finds damaged decking, additional roofing layers, unusual flashing, ventilation work or access complications.
