Roofing in North Vancouver: the wettest roofs on our map, and what that changes

The climate

North Vancouver is the rare municipality with three Environment and Climate Change Canada stations inside it, and they do not agree with one another. In ECCC's Canadian Climate Normals, the North Vancouver Wharves station down at the waterfront records 1,725 mm of precipitation a year in the 1981–2007 normals. North Vancouver 2nd Narrows, a little east of it, records 1,831 mm over the same period. North Vancouver Sonora Drive, up on the slope, records 2,356 mm — the wettest station on our coverage map that anyone actually lives on.
Set that against Vancouver International Airport out on the delta, which records 1,189 mm a year in the 1981–2010 normals, and the practical picture is clear. A roof in Lower Lonsdale is shedding about half again what a delta roof sheds. A roof on the upper slopes is shedding very nearly double it, and a third more than the roof a few kilometres downhill from it. Keep climbing and the ramp keeps going: the Seymour Falls station, in the watershed directly behind the city, records 3,979 mm a year in the 1981–2003 normals. Nobody roofs a house up there, but it is the same weather sorted by elevation — and every house in North Vancouver sits somewhere on that ramp. Altitude and aspect, not the postcode, decide how hard a given roof here is working.
The reason is the terrain: Pacific air meets the wall of the North Shore mountains and is forced upward, and what comes down lands on the neighbourhoods stacked against the slope. It is not the intensity of any one storm that finishes a roof here. It is the number of days the surface never fully dries, and what grows in that window.
- Moss, first and worst. Shade from second-growth Douglas fir, cedar and hemlock keeps north and east slopes damp from October through April. Moss takes hold in the granules of an asphalt shingle, lifts the edge of the course above it and holds water against the mat. On a shaded slope here it is the thing that ends a roof, years before the shingle would have worn out on its own.
- Valleys carrying an unreasonable volume. A steep North Vancouver roof funnels the water off two large slopes into a few metres of valley. Add the needle litter that falls into it all autumn and you get a dam on the one part of the roof that can least afford one. Valleys get 26-gauge custom metal here, not a shingle weave.
- Drainage that has to keep up. Gutters sized for a drier part of the region overflow behind the fascia here, and the water runs down inside the wall rather than off the edge. Downspout capacity matters as much as the shingles.
- Penetrations. Pipe collars, fan outlets and HVAC curbs are the shortest-lived components on any roof and the first to give way under sustained wetting. Rot turns up on roughly one tear-off in ten, almost always around a penetration.
- Ventilation. Wet air has to leave the attic, and intake at the soffit matters as much as exhaust at the ridge. Insufficient ventilation is one of the three faults we most often find behind other roofers' work, alongside thin flashing details and cheap underlayment.
None of that argues for a more expensive roof. It argues for the details being built properly, and the place to see the difference on your own house is a free roof inspection with photographs of every area.
The housing
What is actually on North Shore roofs.
The postwar hillside
Most of the District went up as the slope was opened for housing after the war: Lynn Valley, Canyon Heights, Delbrook, Braemar, Blueridge and the Seymour and Parkgate side east of the river. The result is a very large stock of one- and two-storey houses with simple gable and hip roofs, generous overhangs, and asphalt shingle over plank or plywood decking — a lot of which is now on its second or third covering.
When we quote a full roof replacement on one, the questions that decide the price are how many layers are up there, what the deck is made of, and whether the valleys and chimney flashing were ever done in metal.
The older grid and the newer builds
Closer to the water, the City holds the older stock: pre-war and interwar houses through Lower Lonsdale, Grand Boulevard, Queensbury and Moodyville, with steeper pitches, dormers, complicated intersections and often a low-slope porch or addition tacked onto a pitched main roof. Those hybrids are where we most often install a two-ply SBS torch-on section against a shingle field, and the junction between the two decides whether it leaks.
Then there is everything built since, plus the West Coast modern houses scattered through Capilano Highlands and the canyon, which carry wide flat or very low-slope roofs with deep eaves. Those need a membrane, not a shingle, and someone who will say so.
Metal
Why North Vancouver asks about metal roofing more than anywhere else.
More people ask us about metal roofing in North Vancouver than anywhere else we work, and the reason is visible from any driveway in Lynn Valley: rain, trees and a roof that has to shed both.
The system we install is 26-gauge snap-lock standing seam over a high-temperature peel-and-stick underlayment. Panels run in one length from ridge to eave, so there are no horizontal laps for needles and cones to lodge in. The seams stand above the water plane and are held by concealed clips, so nothing penetrates the waterproofing in the open field of the roof. The surface is smooth sheet metal rather than a granular one, which gives moss far less to hold onto than a shingle does — not nothing, on a fully shaded slope, but far less.
It is not the answer for every house. A very low-slope section still needs a membrane, and a heavily shaded roof of any material still needs the trees kept back. What metal does well here is the long, steep, exposed slope that takes the weather head-on, and North Vancouver has thousands of them.
Where the house is a heritage or character property and the look matters, the conversation usually turns to cedar and composite shake or to a designer asphalt profile instead. All three come with a ten-year workmanship warranty; the manufacturer's material terms run separately and longer.
Permits and scope
Two municipalities, one North Vancouver address.
North Vancouver is two local governments. The City covers the Lonsdale corridor and the waterfront; the District wraps around it from Capilano to Deep Cove. Each runs its own building department, and your address decides whose counter the paperwork goes to.
Permit requirements depend on the municipality and on the scope of work: structural repairs, decking replacement beyond a patch or anything that changes the building envelope can move the answer. We confirm it with the building department before the job starts, and the city permit is included in the quoted price where one is required. A quoted replacement already includes removing the existing roofing, ice and water shield and underlayment, the chosen product installed to manufacturer specification, new hip and ridge, existing attic vents replaced with new Duraflo 50 vents sized to the roof at roughly one per five squares, new pipe jacks and flashings, 26-gauge custom flashings and valleys, full clean-up of job debris, licensed and insured crews and the workmanship warranty.
Priced at the inspection rather than assumed in advance: new decking if rot is found, a second layer to tear off, difficult access, an unusually complex roof, skylights, chimney flashing, gutters and structural repairs. On a hillside lot with a narrow driveway and three storeys at the back, access is a real line item, and we name it before the work is booked. A standard house runs one to three days; larger, steeper, cedar, re-deck or winter work runs two to four.

Why is moss so much worse on North Vancouver roofs?
Moss needs moisture, shade and something to hold onto. North Vancouver supplies all three: the rainfall total, a dense canopy of Douglas fir, western red cedar and hemlock keeping north slopes damp all winter, and the granular surface of an asphalt shingle. Moss then lifts the shingle edges, holds water against the mat and works its way under the courses. On a shaded north or east slope here it is not a cosmetic problem, it is the thing that ends the roof early.
Is metal roofing a good choice in North Vancouver?
It is one of the better ones, which is why we are asked about it here more than anywhere else on the North Shore. A 26-gauge snap-lock panel is a smooth, continuous surface with no granules for moss to grip and no exposed fasteners through the water plane, and panels run ridge to eave so there are no horizontal laps to catch debris falling out of the trees. Over a high-temperature peel-and-stick underlayment it suits steep pitches and long slopes well.

How long does a roof last in North Vancouver?
We observe about twenty-five years as a regional average, and North Vancouver sits at the short end of that range rather than the long one. Rainfall, shade and organic debris all shorten service life. A south-facing slope in the open on Grand Boulevard and a north-facing slope under second-growth conifers in Lynn Valley can be the same age, the same product and the same installer, and be five to eight years apart in condition.
What fails first on roofs here?
Valleys and flashings, well before the field of the roof does. A steep North Vancouver roof concentrates a very large volume of water into a few metres of valley, and needle litter builds a dam in it. After that: pipe collars, chimney and wall flashings where caulk was used in place of metal, and gutters that overflow behind the fascia. The three failures we find most often behind other roofers' work are thin flashing details, cheap underlayment and not enough ventilation.
Can you work on steep lots and difficult access?
Yes, and a lot of North Vancouver is exactly that: hillside lots stepping up toward the mountains, driveways too narrow for a truck to turn, and three storeys at the back where the ground falls away. Access and pitch change the staging, the safety setup and the number of days on site, so they are assessed at the inspection and priced before the work is booked rather than discovered partway through it.
