Why shingle
Maple Ridge is a shingle town, and it is worth knowing why.
Nearly every detached house built here since the 1970s went up under architectural asphalt shingle, and the growth areas of the last twenty-five years — Albion, Kanaka and Silver Valley — are almost uniformly shingle from the first course to the ridge.
That is not an accident. Maple Ridge builds large detached houses on generous lots with steep, complex hip-and-valley roofs, and asphalt shingle handles complex geometry better than any other covering at the price. It also handles the pitch. A roof steep enough to shed needles is a roof steep enough to shed water, and the shingle assembly does not fight that.
The consequence for homeowners is that the interesting decision here is almost never whether to use shingle. It is which shingle, and how well the details underneath it are built. Our page on asphalt shingle roofing and its three tiers sets out the products in full; the short version is below.
- Standard. IKO Cambridge and GAF Timberline HDZ. The right answer on most straightforward roofs, and what the original builders of Albion and Kanaka used.
- Premium. Malarkey Windsor, Malarkey Vista and IKO Dynasty. Heavier mat, better wind and impact performance, worth it on an exposed or steep roof.
- Designer shake-look. IKO Armourshake and CertainTeed Presidential Shake TL. This is the tier Silver Valley and the newer Albion streets keep choosing: the look of a cedar roof without the cedar maintenance.
What the tier does not change is what goes underneath. Synthetic underlayment, peel-and-stick at every penetration, 26-gauge custom flashings and valleys, and new vents sized to the roof are standard on all three.
The trees
What a conifer canopy does to a shingle roof.
Thornhill is described by the City as heavily forested. Silver Valley sits north of the Alouette against the trail networks running up into Golden Ears. Webster's Corners and Whonnock are second-growth all the way. That canopy is most of why people live here, and it is also the single biggest variable in how long a Maple Ridge shingle roof lasts.
Three things happen under trees, in this order:
- Valleys fill. Needles, cones and fir litter collect in the channel that already carries two slopes' worth of water. The dam holds water where the assembly was designed to move it, and the shingle wears through along the centre line years early.
- North slopes stay wet. Shade plus rain means a surface that never fully dries between October and April. Moss follows, and moss lifts the shingle tab enough to let water travel sideways under it.
- Ventilation stops keeping up. A roof that is permanently damp on the outside needs an attic that can dry on the inside. Insufficient ventilation is one of the three faults we find behind other roofers' work most often, and on a treed lot it is the one that costs the most.
Which means an inspection is worth more here
None of that shows from the ground. A free roof inspection walks the accessible surfaces and comes back with photographs of your own valleys and flashings, the condition of each area, an estimate of remaining service life and a fixed written price for anything recommended.
A good proportion of Maple Ridge calls turn out to be a roof repair rather than a re-roof — a valley, a chimney flashing, a run of pipe collars — on a roof with years of life left in the field. We would rather tell you that than sell you a roof early.

Hammond, Haney and the river flats
The oldest stock in the city. Port Haney was the steamboat landing and the CPR station; Port Hammond grew around the mills. Small footprints, simple gable roofs, several roofs deep in some cases — a hidden second layer under the current one is the most common surprise on a tear-off here, and it is priced at the inspection rather than assumed. Original cedar still turns up, which is a cedar roofing or conversion conversation.
Town Centre and Yennadon
The 1970s and 1980s belt, now at the age where the first replacement roof is itself due. Straightforward shingle work, mostly moderate pitch, mostly good access. Yennadon runs out into active agricultural land where houses, barns and shops on one property often need three different answers.
Albion, Kanaka and Silver Valley
The growth of the last twenty-five years. Large houses, steep and complex roofs, long hillside driveways, and the first generation of those roofs now reaching the age where the original builder-grade shingle is done. This is where the designer shake-look tier keeps winning, and where a re-roof is genuinely a two-to-four-day job rather than a one-day one.
Thornhill, Webster's Corners, Whonnock, Ruskin
Forested, semi-rural, exposed, and often a long way from the nearest supply yard. Steep roofs with heavy debris loads and outbuildings alongside. It is the part of Maple Ridge where 26-gauge snap-lock metal roofing over high-temperature peel-and-stick makes the most sense, and where the flat sections over shops and additions need torch-on flat roofing instead of shingle.

What the City asks, and what the quote includes.
The City of Maple Ridge states on its building permits and inspections page that a building permit is legally required to build, construct, remodel, repair, demolish, remove or move any building or structure over 100 square feet.
The City's pages do not itemise roof-covering replacement one way or the other, so rather than tell you what we assume, we confirm it with Building Services for your specific job. Anything structural — altering roof framing, changing the roof line, adding a dormer — is permit work without question. Where a permit is required, it is inside the quoted price, not added later.
Every quoted price already includes removing the existing roofing, ice and water shield and underlayment, the chosen product installed to manufacturer specification, new hip and ridge, existing attic vents replaced with new ones, new pipe jacks and flashings, full clean-up of job debris, the city permit where one is required, licensed and insured crews, and the workmanship warranty — ten years on shingle, metal, cedar and composite, five on torch-on and flat.

How long does a shingle roof last in Maple Ridge?
About twenty-five years is the working figure across this region, and Maple Ridge sits at the demanding end of it because of the trees. A roof under a mature conifer canopy sheds needles and cones into its valleys all year, holds shade on its north slopes, and stays wet longer than a roof on an open lot. The field of the shingle rarely fails first. Valleys, pipe collars and wall flashings do, and they are repairable for years before the roof itself is finished.
How long does a shingle re-roof take in Maple Ridge?

Will my Maple Ridge roof need new plywood decking?
Probably not. We find rot on about one tear-off in ten, and when we find it, it is usually a couple of sheets rather than a whole roof, almost always around a penetration where a pipe collar or a vent flashing has been leaking quietly. Decking is priced per sheet at the inspection and charged only if it is found once the old roofing is off. On older Hammond and Haney houses, a second hidden layer of shingles is the more common surprise.
Can you re-roof a steep, treed lot in Silver Valley or Thornhill?
Yes, and those lots are worth pricing properly rather than optimistically. Pitch, tree cover, a long or steep driveway and limited staging room all change how a roof gets torn off, loaded and cleaned up. Those are the items we look at during the free inspection and name in the quote, so the price you are given is the price you pay. Steep and treed also makes a strong case for stepping up a shingle tier, or for metal.
Do you do anything other than shingle roofing in Maple Ridge?
Yes. Metal, in 26-gauge snap-lock over high-temperature peel-and-stick, suits exposed hillside lots and outbuildings. Cedar can be kept and maintained or converted, which means removing the cedar, laying a full new plywood deck and installing architectural shingle over it.
