The town

Pitt Meadows is dyked floodplain between the Pitt and the Fraser, and almost all of its housing sits in the southern strip along the Lougheed. That compact footprint is why so many roofs here are the same age as each other.
The South Meadows and Bonson Landing subdivisions went up largely through the 1990s and 2000s. Osprey Village came later, on the old mill site beside the Fraser, on land that was farm before that. Whole streets were shingled within a year or two of one another, so when one house on a block needs a tear-off, the neighbours are usually within a season or two of the same conversation. If the house three doors down has a skip in the driveway, yours is worth a look.
That also shapes what the work is. This is architectural asphalt shingle on engineered trusses, plywood decking, hip-and-valley roofs of moderate complexity, and attached garages. It is not the mixed-era patchwork you get in an older city, and it means most Pitt Meadows jobs are predictable: one to three days for a standard house, with the variables being access, whether there is a second layer up there, and what the sheathing looks like once it is exposed.

Environment and Climate Change Canada's Pitt Polder station, here in Pitt Meadows, records 2,155 mm of precipitation a year over the 1981–2007 Canadian Climate Normals period. That is one of the highest figures anywhere on our coverage map — well past Abbotsford Airport at 1,538 mm, past Mission West Abbey at 1,883 mm, and far past Vancouver International Airport at 1,189 mm, the driest station we cite. People are routinely surprised by it, because Pitt Meadows is flat and looks like farmland rather than rainforest. The roofs know.
The wind is the other half of it, and there is very little shelter on the newer subdivisions. Sightlines run for kilometres across dyked farmland, the street trees are still young on a lot of the 2000s blocks, and ridge lines take weather with nothing in front of them. The failure we find after a winter system is almost never a missing shingle. It is a creased one, still lying flat and still nailed down, where the wind lifted the tab far enough to break the mat. That course leaks in the next rain and there is nothing to see from the ground.
Ridge caps go the same way, and they go first, because they take more wind and more ultraviolet than any other part of the roof. On a twenty-year-old subdivision roof it is common to find caps and pipe collars that are finished while the field of the roof still has several years in it. That is a repair, not a replacement, and we would rather tell you so. Put 2,155 mm a year on low, dyked ground with a high water table and ventilation stops being a detail. Damp gets into an attic here from above and below, and an under-vented attic in that climate shortens a shingle roof regardless of what product went on. That is why new vents sized to the roof are standard on every job rather than an upsell.

The shingle is the part you choose. The rest is not optional and it is the same on every roof we do: synthetic underlayment, peel-and-stick at all penetrations, 26-gauge custom flashings and valleys rather than stock strip, Duraflo 50 vents sized to the roof at roughly one per five squares, and new plumbing and HVAC flashings. The three things we most often find behind another roofer's work are corner-cutting on flashing details, cheap underlayment and insufficient ventilation, and all three are cheaper to do right the first time than to diagnose later.
Where a Pitt Meadows house has a low-slope element — over a garage, a carport or a porch addition — that section gets IKO two-ply SBS torch-on, TP-180 base and TP-250 cap. A straightforward shingle replacement on sound sheathing does not normally need a building permit in Pitt Meadows. Work that becomes structural does — replacing framing rather than a few sheets, altering a roof line, adding a dormer.

My roof is only twenty years old. Is it too soon?
Not necessarily too soon to look. Roofs in this region run about twenty-five years on average, and a 2000s subdivision roof at twenty is usually in the window where the caps, valleys and pipe collars are worn while the field still has life. That is often a repair rather than a replacement, and finding out costs nothing. The inspection report separates what is failing now from what will need attention later, because conflating the two is how people buy a roof early.
