White Rock roofers: salt air, steep lots and a lot of 1960s bungalows

The exposure

Salt does not eat your shingles. It eats the metal holding them down.

White Rock sits on Semiahmoo Bay with almost nothing between the housing and the water. Within a few blocks of the beach, salt aerosol is on every surface of the roof all year, and it works on the metal long before it works on the roofing.

The parts that go first are the ones nobody photographs: exposed fastener heads, thin galvanized flashing at walls and chimneys, gutter hangers and spikes, vent housings, and the collars around plumbing stacks. We have taken roofs off waterfront streets here where the shingle field still had years left and the flashings were the reason the whole assembly had to come off. That is a preventable outcome, and preventing it is a question of what goes on rather than what gets sold.

Our standard on every roof is 26-gauge custom flashings and valleys rather than stock strip, peel-and-stick at every penetration, synthetic underlayment, and Duraflo 50 vents sized to the roof at roughly one per five squares. In most of Metro Vancouver that specification is a quality difference. On a West Beach or waterfront lot it is the difference between a roof that reaches its service life and one that fails at the details in year twelve.

The other half of the exposure story is wind. Ridge lines that face the bay take a straight southwesterly with no shelter, and the failure mode is a creased shingle that stays in place rather than a missing one. A crease breaks the mat, that course leaks in the next system, and nothing looks wrong from the street. Which is why a roof inspection with photographs after a winter storm is worth more here than an opinion from the driveway.

The housing stock

The 1950s to 1970s stock

Single-storey ranchers and modest two-storey family homes make up most of East Beach and much of the uptown grid. Simple gable and low hip roofs, plank or early plywood decking, and usually one addition — a carport, a sunroom, a rear extension — that was detailed to a lower standard than the original house and is now the part that leaks.

On a house this age the question we field most on a quote call is whether it needs a new plywood deck. The answer comes at the inspection with the sheathing exposed, not from the driveway. Rot turns up on roughly one tear-off in ten, usually a couple of sheets, almost always around a penetration. It is priced per sheet up front and charged only if found.

A few of these still have cedar under them, or cedar on them. Either way the sound approach is a cedar roof replacement or a conversion: cedar off, full new plywood deck, architectural shingle over it.

The new infill

A steady share of those bungalows have been replaced over the last fifteen years by larger houses that use the whole lot and the whole view. Complex hip-and-valley roofs, multiple dormers, and almost always a flat-roofed element — over a garage, under a deck, or a full roof terrace taking in Semiahmoo Bay. That flat element is a different assembly from the rest of the roof and it wants flat and torch-on roofing done properly, with the membrane, the perimeter and the drain treated as one system.

The hillside

White Rock's escarpment climbs sharply from the promenade to the uptown streets, and the houses on it are stepped down the slope. The practical consequence is that a roof which is one storey up at the front door is two or three storeys above grade at the back, side yards are narrow, and there is often nowhere to put a truck or stage a tear-off. This is why difficult access and a second storey are named and priced at the inspection instead of quietly assumed into a number that moves later.

The low-rise condominiums

Three and four storey wood-frame buildings from the 1980s and 1990s, mostly low-slope roofs behind parapets. These are commercial and strata roofing jobs, and they need an assessment a strata council can actually put in front of owners.

What goes on

Named products, named warranty.

Standard asphalt is IKO Cambridge or GAF Timberline HDZ; premium is Malarkey Windsor, Malarkey Vista or IKO Dynasty. For the look of cedar without the maintenance, IKO Armourshake and CertainTeed Presidential Shake TL. Flat and low-slope sections get IKO two-ply SBS torch-on, TP-180 base and TP-250 cap. Metal is 26-gauge snap-lock over high-temperature peel-and-stick.

Metal deserves a specific word in White Rock. It is a good roof here and it can be the wrong one, and the difference is entirely in the specification. This close to salt water the coating system and the fastener metallurgy determine whether a metal roof runs thirty years or starts streaking in eight. Every quoted replacement includes removing the existing roofing, ice and water shield and underlayment, the chosen product installed to manufacturer specification, new hip and ridge, existing attic vents replaced with new, new pipe jacks and flashings, full clean-up of job debris, the city permit where one is required, licensed and insured crews and the workmanship warranty.

Workmanship warranty is ten years on shingle, metal, cedar and composite, five years on torch-on and flat membrane. Manufacturer terms run separately and longer, and we quote them as two different things because they are — set out on our roofing warranty page.

Priced at the inspection rather than buried in the quote: new decking if any is found, more than one existing layer to tear off, a second storey or difficult access, an unusually complex roof, skylight replacement, chimney flashing, gutters and structural repairs. Permits

White Rock does not make you permit a re-roof.

The City of White Rock lists replacing roofing under general building maintenance that does not require a building permit, in the same breath as painting and replacing flooring. Its permits page states it directly, and the Building Department at City Hall is the authority on any specific property.

What changes the answer is scope. Altering a roof line, replacing framing rather than a few sheets of sheathing, adding a dormer or building a roof deck are construction, not maintenance, and they need a permit. Some properties also sit inside a development permit area where exterior work carries extra conditions.

Where a permit is required we pull it, and the cost is already inside the quoted price rather than added afterwards. You are not sent to City Hall for work we are doing.

The practical effect of White Rock's rule is that a straight replacement can be scheduled around your calendar and the weather rather than around a permit queue. On a house with an active leak, that matters — and if water is coming in now, that is emergency roof repair and it gets handled before anything else.

Can you work on the steep hillside lots above the promenade?

Yes, and it is most of what White Rock work involves. The escarpment between Marine Drive and the uptown streets produces houses stepped down the slope, with the roof two or three storeys above the downhill grade, narrow side yards and no room to stage. Difficult access and a second storey are two of the items priced at the inspection rather than assumed, so the number already reflects the lot. Expect two to four days rather than one to three on a hillside house.

What roofs are most common in White Rock?

Asphalt shingle on the older stock, which is largely 1950s to 1970s ranchers and modest two-storey homes on the East Beach and uptown streets. The newer infill that has replaced a lot of those bungalows runs to architectural shingle on complex hip roofs, with flat-roofed sections over garages and decks. There is more torch-on membrane in White Rock than the housing type suggests, because so many of the view houses have usable roof decks.
