The town

Port Moody sits at the head of Burrard Inlet with forest on three sides and the land rising sharply away from the water. That shape divides the roofing work here cleanly in two.

The flat and the lower bench. Moody Centre, Coronation Park, Glenayre and College Park are mid-century neighbourhoods of modest one- and two-storey houses with simple gable and hip roofs. Glenayre is the clearest example: the subdivision was approved in 1956 and finished around 1969 with roughly 495 homes. Those are straightforward roofs to replace — moderate pitch, long clean slopes, few intersections — and most of them are now on a second or third covering, which means the questions that decide the price are how many layers are up there and what the deck is made of.

The slope. Noons Creek, Mountain Meadows, Twin Creeks, Heritage Mountain and Heritage Woods climb the hillside behind the town, and the houses there are newer, larger and far more complicated: steeper pitches, multiple planes, long valleys, dormers and more flashing than field. The labour on those roofs lives in the intersections. Along the north shore of the inlet, Harbour Heights, Pleasantside, Ioco and April Road add a third case again — older, more scattered, closer to the trees, and often awkward to get equipment to.

Between the two sit the Inlet Centre towers and townhouse stratas, which are low-slope membrane buildings and a different trade conversation entirely. That is commercial and strata roofing, with a five-year workmanship warranty on flat and torch-on work rather than the ten that shingle, metal, cedar and composite carry.

What actually fails

Trees first, then everything downstream of them.

Port Moody roofs do not usually wear out in the middle. They fail at the details, and the details fail because of what falls on them.

  • Needle litter in the valleys. Conifer debris builds a dam on the one part of the roof carrying the most water. Valleys here get 26-gauge custom metal rather than a shingle weave.
  • Moss on shaded slopes. It takes hold in the granules, lifts the course above it and holds water against the mat. A north slope under mature forest never fully dries between October and April.
  • Gutters and downspouts. Filled twice a year rather than once, and when they overflow the water runs behind the fascia instead of off the edge.
  • Penetrations. Pipe collars, bath and kitchen fan outlets, HVAC curbs. Rot turns up on roughly one tear-off in ten and is almost always found here.

What we do about it

Synthetic underlayment rather than felt, peel-and-stick at every penetration, 26-gauge custom flashings and valleys, and new Duraflo 50 vents sized to the roof at roughly one per five squares with new plumbing and HVAC flashings. Those four items are standard on every job, not upgrades, because they are where the three faults we most often find behind other roofers' work show up: thin flashing details, cheap underlayment and insufficient ventilation.

Where a roof is long, steep and exposed, 26-gauge snap-lock metal gives debris much less to catch on: panels run in one piece from ridge to eave with no horizontal laps and no fasteners through the water plane.
